I would give her a warning and let her know its due on a certain day of the month. If she can't pay it ontime you will need to tack on a late fee. Let her know that in the real world that is how it works. If she did not live with mom she would not even get that. You dont get a warning normally they just start tacking on huge late fee's and then eviction notice is sent out. So you are being nice.

Depends, if that seems to be her routine than let her know you really need the money on the date you agreed apon and really get on her about it so she doesn't take advantage of you, if it's a one time thing just bite the bullet and let her slide with being a lil late

tell her, she should be more responsible and your disappointed that she isn't yet. and that bills are bills and when she moves she can not be late on payments.

just my opinion.

I would remain her about the late rent payment, ask her if she is in financial problem and probably talk to her about it. and if she can't pay because of money problem i'll help her solved the rent problem.

Treat her like any other renter if it becomes a habit, kick her out. The only way I would cut any slack would be if I KNEW they were having problems with money. I don't mean blowing it on stupid stuff, I mean not having a job.

If you want to prepare her for the real world, server her with a 3-day or Quit notice that any other renter would receive.

You do what the law legally allows you to do for any tenant.
Its different from state to state.
It takes quite a while to enforce payment from any tenant let alone evict after six months of non payment.

Check this site out for state by state laws.
